A plan to bring a luxury condominium tower to Yonge and Scollard in Toronto's Bloor-Yorkville area has advanced with an updated application submitted to the City. The project from Cityzen Development Group and Greybrook Realty Partners would bring a 46-storey, KPMB Architects-designed building to 1 Scollard, aiming to be a prominent landmark along the northern edge of the Bloor-Yorkville skyline. The updated submission includes a new height of 154.8 metres, reduced from the previous 51-storey plan's 178.9-metre height.

Plans now call for a total gross floor area (GFA) of 20,488 m² (decreased from the initial plan's 26,213 m²) with 20,413 m² (over 99% of the floor area) dedicated to residential space, and the remaining 75 m² to house a compact retail space fronting Yonge Street. The tower would contain just 152 condominium units—dropping from the last version's 165 units—planned in a mix of 83 one-bedrooms, 45 two-bedrooms, and 24 three-bedrooms. The comparatively low unit count can be attributed to the tower's slender footprint, along with larger-than-average unit sizes. For example, the average area for a three-bedroom suite in the building would be 230.7 m², or just shy of 2,500 ft².

Architectural diagrams show that the tower's gridded exterior would serve more than just an aesthetic role, but would also form a structural exoskeleton carrying a portion of the tower's loads along its exterior faces, while its bright white finishes would frame curtainwall glazing of four different variations. At grade, touches of bronze and white metal panel and marble finishes are planned.
